Based on our database, we compared the sold apartments in 2018 with other similar or same flats that we traded during 2014 and 2015. We get information that during 2018, apartments in Sarajevo have sold by average 12% higher price compared to the mentioned period.
The highest price increase per m2 was recorded in the municipalities of Ilidža and Novi Grad, where we sold apartments in Ilidža municipality on average by 13% higher price, and apartments in the area of ​​Novi Grad municipality, by 16% higher price than 2014 and 2015 .
In the area of ​​Novo Sarajevo, Centar and Stari Grad, we realized a 10% higher sales price per m2 in 2018 compared to the period 2014/2015.
That the rise in prices did not occur due to the lower interest rates for housing loans from commercial banks, in order to conclude the first thought, is the fact that, over all years, from 2014 to the present, almost 70% of purchased real estate was financed from equity funds , ie the ratio of financing the purchase of an apartment from own and credit funds looks like this:
